Two-Building Industrial Property Trades For $26.4 Million

Cushman & Wakefield has arranged the $26.4 million sale of Sand Lake Commerce Center, a two-building Class A industrial property located in Orlando. Mike Davis, Rick Brugge, Rick Colon, Mark Hardee, and Zach Eicholtz of Cushman & Wakefield represented the seller, McDonald Development Company, in the transaction. LBA Logistics acquired the property.  

“Sand Lake Commerce Center provided a rare opportunity to acquire a Class A industrial offering in Orlando. This exceptionally located property garnered robust interest from investors seeking infill last mile industrial assets,” Davis said.

 

“With modern new construction and frontage on Sand Lake Road, these buildings provide a clear leasing advantage over the competition, which is largely comprised of 1980s and 1990s vintage product,” added Colon.

Sand Lake Commerce Center is located at 7705-7725 Winegard Road on the intersection with Sand Lake Road, seven miles west of Orlando International Airport. The property totals 230,117 square feet on 20.3 acres and included a vacant retail outparcel on a hard corner. This presale contracted to sell during the construction period and was 20% leased at the time of closing. Features include tilt wall construction, 28’ to 30’ minimum clear heights, ESFR fire protection, three-phase power, 1.5/1,000 SF parking ratio, 180’ shared truck court with 60’ concrete aprons, and tinted glass with aluminum storefronts.
