McCraney’s Bent Oak Industrial Park Named NAIOP's Development Of The Year

McCraney Property Company was awarded the Best of the Best 2015 Industrial Development recognition from the Central Florida Chapter of NAIOP for Bent Oak Industrial Park Phase I, Orlando’s newest and largest speculative industrial project completed in 2015. Phase I of the distribution center encompasses two class A industrial buildings totaling 703,920 square feet on 39-acres at 1701 and 1801 Boice Pond Road in Orlando. In partnership with JV Partner Clarion Partners, McCraney Property Company delivered Building 100, spanning 483,080 square feet, on April 1, 2015, and Building 200’s 220,841 square feet came online May 2015, both of which were met with brisk demand from national and new to market tenants. At the close of 2015, Phase I was 65 percent leased to tenants including Bodek and Rhodes (200,000 square feet), Shepard Exposition Services (99,214 square feet), Blue Line Food Service Distribution (67,136 square feet), and Toyota USA (96,924 square feet). The following assembly of top-notch financing, design, development and leasing teams, were instrumental in getting Bent Oak Industrial Park Phase I to where it is today:

  • Matt Sullivan, Wilson McDowell and Bobby Isola of Cite Realty Partners handle leasing
  • JV partner Kris Arviso of Clarion Partners co-manages the relationship
  • Chris Cromwell of Edwards Construction oversaw the entire construction project
  • Clark Stranahan of C4 is the architect on the construction of the project

The success of Bent Oak Industrial Park Phase I prompted McCraney Property Company to purchase the directly adjacent 66 acres for the construction of Phase II of Bent Oak Industrial Park. Again partnering with JV Partner Clarion Partners, McCraney Property Company has broken ground on the largest remaining parcel of land at the intersection of Taft Vineland Road and Florida’s Turnpike in Orange County, which will house the second phase of the build-to-suit project totaling up to 1.3 million square feet. To date, McCraney Property Company has completed or is under construction on nearly 4,000,000 square feet of speculative industrial space.
