Healthcare Staffing Agency Expands, Inks Deal For 16,000 SF

JLL has completed a 16,062-square-foot office lease on behalf of Jackson Therapy Partners and Jackson Nursing Professionals, market leading staffing agencies that specialize in helping hospitals and rehabilitation facilities meet their staffing needs by providing highly-skilled nurses and therapists. Jackson originally signed a lease for 14,062 square feet, but has recently inked a 2,000-square-foot expansion in order to accommodate its growth, as the company has doubled in size in less than three years. JLL Senior Vice President Joe Hills represented the tenant in the transaction, while Micah Strader of CBRE represented the landlord, Orlando University Center Cragg Building. Jackson’s expansion is an example of the record job growth that Orlando has been experiencing, according to JLL’s Q1 2016 Office Insight report. The Orlando MSA added 52,200 jobs in 2015, increasing employment by 20% year-over-year. Industry growth has created an increased demand for commercial real estate that has propelled overall office occupancy in the Orlando area to 85.2 percent.  

“With rising demand for healthcare professionals in Central Florida, Jackson Therapy Partners was in need of a larger office space that can meet its growth needs, while also remaining in close proximity to the University of Central Florida and other healthcare facilities,” said JLL’s Joe Hills. “We worked closely with the tenant and the landlord to negotiate below-market concessions, including reserved parking, signage rights and a move allowance amongst others, for the lease expansion.”

Jackson Therapy/ Nursing will now occupy suites 200 and 215 at the University Center Cragg Building, a Class A office property located at 3452 Lake Lynda Dr., just minutes away from Orlando International Airport and Downtown Orlando and direct access to all major highways.  

“We were looking to be strategically located near Orlando’s major healthcare hub, home to the region’s major universities and healthcare facilities,” said Scott L’Heureux, Group President and CEO of Jackson Therapy Partners and Jackson Nursing Professionals. “JLL understood our needs and came through showing high level of expertise with their knowledge of the area and office buildings. JLL secured a competitive lease with concessions.”
