Builder Planning 500-Plus Homes In Central Florida

KB Home has big plans for the Orlando area.

The Los Angeles-based homebuilder is spending $30 million-$35 million on building 526 new homes in five communities in some of Central Florida’s hottest submarkets, including east, southwest and southeast Orange County. Along with that, the builder plans to launch sales at six communities in metro Orlando.

The residential real estate market is a driving force for the local economy, as a strong housing market is one of the top indicators for the region’s economic health. And as the market improves and median prices rise, KB Home is bullish on the Orlando area.

“We’ve got this wave of openings in the first quarter, which shows tremendous action on the part of KB Home,” said Orlando division President George Glance. “We’re not only actively selling in the market, we’re bringing new homes to market in an accelerated time frame. And there’s good deal flow coming up in a continuous basis with our land-acquisition strategy.”

Here’s a look at the new communities that KB Home has just underway or is set to start construction on this year:

• Sawgrass: 180 lots on 96 acres on Weatherbee Road just west of Boggy Creek Road in southeast Orange County. Construction is expected to start in April or May. Homes will be priced from the mid-$200,000s.

• Enclave at Tapestry: 175 lots off Dyer Boulevard, south of The Loop-Orlando shopping center in Osceola County. Site work just started on this project. Prices will start in the low-$200,000s.

• Lake Hancock Preserve: 65 lots on 48 acres south of Porter Road across from the Summerlake neighborhood in southwest Orange County. Construction should start in this year’s second quarter. Homes are priced from the mid-$200,000s.

• Vineyard townhomes: 64 lots on 11 acres at State Road 535 and Fiquette Road in southwest Orange County. Construction is underway on the project, and home prices will start in the low-$200,000s.

• Chickasaw: 42 lots on 10 acres at Curry Ford Road near Chickasaw Trail in east Orange County. Plans are in final engineering and construction is slated to start by April. Home prices will start in the low-$200,000s.
